Are More Homes Sold During the Summer?
I have been working in the real estate industry for 26 years, and I’ve had the privilege of witnessing how the market has evolved over time. When I first started, summer was unquestionably the busiest season of the year. During those months, our offices were full of clients, our schedules were packed, and it was common to welcome hundreds of foreign buyers who came to the Costa Blanca with one clear goal: finding a real estate bargain.
Back then, the market was highly seasonal. Many buyers used their summer holidays to visit properties, explore different areas, and make purchasing decisions. It was perfectly normal for a significant proportion of the year's transactions to take place between June and September. The market remained active during the rest of the year, but at a much slower pace.
In my opinion, this began to change around ten years ago. Gradually, the market became less dependent on the summer season and started maintaining a much more consistent level of activity throughout the entire year. Today, it is difficult to speak of a true "high season" in the way we once did.
I believe several factors have contributed to this shift. The internet has made it much easier for buyers to research the market from their home countries, allowing them to travel only when they have already shortlisted the properties they want to see. At the same time, improved flight connections and greater workplace flexibility mean that many international buyers can visit Spain at any time of the year instead of waiting for their summer holidays.
Dutch buyers are a perfect example. Years ago, their visits were concentrated during certain months, whereas today we welcome them throughout the year. The same is true for Spanish buyers. They no longer wait until summer to search for a home or make an investment. Instead, buying activity is spread much more evenly across the calendar.
From my perspective, the real estate market has become more mature and professional. Buyers are no longer making decisions on impulse while on holiday. They arrive better informed, compare more options, and take a more structured approach to purchasing a property. Technology, greater access to information, and changing lifestyles have completely transformed the buying process.
So when people ask me whether summer still attracts significantly more buyers than the rest of the year, my answer is simple: not anymore. Summer remains a lively and enjoyable season on the Costa Blanca, but the number of buyers is no longer dramatically higher than at other times of the year. In my view, the biggest change is that today's real estate market no longer depends on the summer season. Demand remains steady throughout all twelve months of the year, reflecting a market that has become more stable, more international, and far less seasonal than it used to be.
